About Portuguese Housing Market Survey

The Portuguese Housing Market Survey (PHMS) is a monthly sentiment survey based on a panel of estate agents and developers that operate in the Portuguese residential sales market.

It is a joint initiative of Ci - Confidencial Imobiliário and RICS - Royal Institution of Chartered Surveyors.

Internationally distributed through a monthly bilingual report, it is a reference used by entities such as the IMF and the World Economic Forum to monitor trends in the national market.

PHMS follows the agents’ sentiment on the residential sales and rental markets, with expectations indicators on:

  • prices and rents;
  • demand and sales;

This survey follows a panel of real estate promotion and brokerage companies in the metropolitan regions of Lisboa, Porto and Algarve.

PHMS is similar with other surveys that RICS carries out in other countries, allowing to generate internationally comparable results. At United Kingdom the Housing Market Survey is one of the most respected and influential sources on the residential market. Being used for forecasting it is often the first source who identifies changes in the market. Because of its credibility, it is used by the Bank of England to make interest rate decisions, namely by the Monetary Policy Committee. Because of his recognized ability to forecast price changes and housing demand it has high impact in the press.
